Water heater questions, answered

What homeowners, landlords, and beach-house owners around Wilmington ask most about their water heaters.

General

What areas do you serve?

Wilmington and nearby communities including Leland, Hampstead, Carolina Beach, Wrightsville Beach, Kure Beach, Castle Hayne, Southport, Burgaw. See the service areas page for details on each town.

What does an estimate cost?

Nothing. Call or send us a message through the chat on this site, and there’s no obligation to book the work.

I rent my home. Can you help?

Call your landlord or property manager first. They’re usually responsible for the water heater and can book the repair. Guests in a vacation rental should call the rental company.

I own several rentals or beach houses. Can you check all my heaters?

Yes. Ask to have the age and condition of each heater checked in the same visit, so replacements can be planned between tenants.

Who do I call if I smell gas?

Leave the house first, then call your gas company or 911 from outside. Don’t use switches or phones inside.

Water Heater Repair

Why does my water heater rumble or pop?

Usually sediment on the bottom of the tank. Water trapped under it boils as the heater runs. It’s more common on well water and in older tanks. A flush can help if the buildup hasn’t hardened.

I own a rental in Wilmington. Can you work with my tenants?

Yes. Landlords and property managers can call to schedule, and the plumber can coordinate access with the tenant.

My electric heater gives a little hot water, then goes cold. What failed?

Usually the lower heating element or its thermostat. Sediment can make that element fail sooner. It’s a quick, inexpensive repair on a tank that isn’t leaking.

Do you repair all brands?

Yes. Rheem, A.O. Smith, Bradford White, State, and other common brands share similar parts. Uncommon parts may need to be ordered.

Water Heater Replacement

Should I replace an old water heater in a rental before it fails?

If it’s 10 years or older, many owners do. A failure mid-lease or mid-booking means an emergency call, a refund, or both.

Who issues water heater permits in Wilmington?

The New Hanover County Department of Permits & Inspections issues building permits inside Wilmington city limits. Towns in Brunswick and Pender counties go through their town or county. The plumber normally pulls the permit.

How long does a replacement take?

A like-for-like tank swap usually takes two to four hours. Switching fuel or moving the heater takes longer and needs a permit.

Is removal of the old tank included?

Yes. The old heater is hauled away as part of the job.

Tankless Water Heaters

Is tankless a good fit for a coastal home?

It can be, especially where space is tight. Plan for regular descaling, and keep outdoor or under-house units protected from salt air.

Why does my tankless heater show an error code?

Scale buildup, a flow sensor, ignition, or venting problems are the usual causes. Many units can be descaled and repaired on site.

Do I need a permit to install a tankless water heater?

Yes, in almost every case, because it changes the fuel input or venting. The plumber pulls it from the county or town.

Emergency Water Heater Service

My water heater was underwater during the storm. Can I dry it out?

No. Floodwater damages controls, burners, and insulation in ways you can’t see. Leave it off and have it checked. Most flooded heaters are replaced.

Water is coming out of the pipe on the side of my tank. Is that an emergency?

That’s the relief valve. If it’s gushing or won’t stop, shut the heater down and call. It can mean the water is too hot, pressure is too high, or the valve has failed. Never cap that pipe.

Can I call at night or on weekends?

Yes. You’ll reach a local plumber who can say what has to happen right away and what can wait for morning.

Water Heater Maintenance

How often should I flush my water heater in Wilmington?

Once a year is a good habit. On a private well, consider twice a year, since well water usually carries more minerals.

Why is only my hot water discolored?

If cold water is clear, the cause is inside the heater: sediment or a corroding tank. A flush and anode rod check are the first steps. Rusty water from an old tank can mean it’s time to replace it.

What should my water heater temperature be?

About 120°F suits most households. It saves energy and reduces scald risk.

Need hot water back?
